Condos - Downtown Baton Rouge

Anyone have any info as to why they seem to be building only apartments and hotels downtown as opposed to condos? Anyone know of any condo developments that are in the planning stages?
It sure would be nice to live walking distance from work without throwing money away in the form of rent.

Real estate companies learned from the housing crisis that apartments are much much much safer than condos.

They have one "Condo" building being built right now.
It is three floors, each floor is a different privately owned Condo ~ 3,000 ft2.
they were sold before construction even began for over $1 million a piece.

OP if your looking to spend a stupid amount of change on a Condo then look at the University Crescent. that is the big luxury Condo building across the street from the lakes on Stanford.
also there are the 333 Lofts on E. Boyd.
a 3 bedroom at 333 lofts was originally sold for ~350,000 brand new. They were renting them for right under 2k last I saw.

I thought they were three-story townhomes with garages on the 1st floor.

River view and river palms both have condos downtown. Might can findo something near Spanish town or Beauregard town as well.

condo financing for buyer's purchase is really hard if not impossible to get. only lender in BR that i know of providing condo financing is Campus Federal and it's offered as a 5 yr ARM, no 30 yr amortization

Yes but they are really nice.
Financing a condo got more difficult the past 7-8 years. There are fewer being built these days.

Rent something on 3rd, Lafayette Street, or in that new building coming up on Convention for a few months and see if you like being downtown before you buy. In that time there will probably be a condo going up for sale somewhere in the area. Maybe even a new development.
