I am surprised you rent to people with bad credit...seems risky. Do you require more of a deposit?

I've been very lucky, but maybe the price and location does my screening for me.

I recommend bigger pockets forums for learning. Better than any single book out there. Land lording on autopilot is a great read if you want a book or the millionaire real estate investor.

The houses I own are in the sweet spot of $100k-$150k. I want higher end tenants. It's worked out really well so far. They pay online and its direct deposit in my bank account. Rentshare.com is the best pay online website I've found.
