we have a "newer" subdivision by our house and I've
noticed that most if not all those houses have stucco
on them, but in my neighborhood build in the 80's maybe 20% do
I'm not a big fan of it but it can look nice if not over done

Real stucco, which is essentially layers of cement over wire mesh with a good vapor barrier behind it, does just fine in the south. The only real risk is that stucco can crack as the house settles, which will happen.
