Should be no more than 60k with mid grade material and no unexpected cost.

Im speaking from experience. If you're not diy, it's going to cost more than to think.

Floors $20k
Sheetrock (inst, TFF) $10k
Paint $20k (may be high)
Edit: paint $10k
Trim $5k
Cabinetry & countertops $5k (low?)
Electrical $15k
Plumbing $15k
Hvac $10k
Insulation $5k
Doors frames & hdw $2k
Windows $3k

So a quick and dirty estimate is $100k.


Fwiw, I assume gutted means down to the studs complete renovation.
