Looking at mid grade materials and appliances, but would like to have a nice bar, kitchen, grill, refrigerator, etc under the outdoor patio.

Hoping I can get it down to around $225K to $250K for everything.

2 story so that I can minimize the footprint on the lot and have a reasonable backyard.

so many house variables its not even funny, shingles on roof, exterior construction, fill on land, ceiling heights, trim accessorizing, attic foam, insulation types, ac mechanical system, cabinet quality, window quality, landscaping budgets, flooring, i mean good god, its all about what you pick out. you better be damn specific in these bids you are comparing.

I don't think you can, TBH.

Take plans to a GC, though.

Not trying to be "that guy" , but it just doesn't sound like a basic house.
