I don't believe the Spinosa plan was gonna ever happen.

If they redo Citiplace they will have to load the area with cops and management willing to throw disrupting people out.

What exactly is the plan for the Spinosa property? Is it predominantly residential? I thought I read that a library was going in there.

There was a recession since the initial plan was developed, so the stores are not as high end. I do think the retail development will ultimately be successful though.

I do see Livingston and Ascension making the same mistakes that Baton Rouge made decades ago. They both need to adopt a more strict land use plan to better manage development types, tree mitigation, traffic flow, infrastructure, and the aesthetic appeal of what developers build there.

I thought I read that the initial Juban Crossing plans had a Whole Foods going in at one of the spots near the major street that runs through the development, and a Nordstrom Rack going in somewhere as well. I'm not knocking Rouses or Belk or anything, but the types of retailers have certainly changed.

I'm sure Livingston is going to do well with it either way. It will attract sales tax dollars and probably book end what will eventually be a lot more development in the area.

I wasn't going to resurrect the thread for a third-person rumor but since it is back up anyway... I talked to a buddy in the local building business today and he opined that Spinosa may have pulled yet another fast one here. This sounds implausible until you think about what he has done in the past.

The rumor is that the purchase deal with the guys buying Citiplace was lingering so Spinosa brought the Alamo Draft House folks to town and sold them on the idea of building in his new development. Not because he actually planned to do it but to put the fire under the people looking at Citiplace. If that is true, then it apparently worked and I would have to admit that (while underhanded and sleazy) it was a pretty shrewd move.

I would think that an age restriction would be a given if they are serving alcohol. I can't believe they would meet the 51% rule to be licensed as a restaurant. I would state unequivocally that, for me anyways, an age restriction would be a deciding factor in me going to the place.

That same sleazeball also owns the Edenborne development in Gonzales.

Well the recession is long over. Why can't the originally planned tenants move in now? I can't buy the recession excuse. Doesn't make sense now that the economy has improved.

When I hear anything attributed to Spinosa I immediately wonder what his angle is on it. The drafthouse at Rouzon just sounded like he was either pissing someone off or putting a fire under someone elses feet.

Well crap. As per my previous post, that doesn't sound like I want to go there then. I am not going to pay premium prices to watch a movie, drink a beer and eat some fries if there is going to be a six year old in the next seat.

I will stay at Ivar's where I can drink with kids on the up and up.
