We are currently looking in plantation trace, 100 or it could be 1000 oaks. What other good neighborhoods are there. We have about 85k for down payment and want to buy a house between 250k-400k.

Forgot to include we currently make 150k between the two of us and we get 10k raises a year at a minimum.

What city are you in? Assuming your not talking about the plantation trace that I'm thinking about (and the adjacent fontonbleu).

These neighborhoods sound suburbish.
I know if I didn't have kids, we would live in a walkable part of the city (since you don't have to worry about schools and whatnot). Living the suburbia life without kids sounds like hell.

Good lord, what kind of work do you do to make that kind of bacon?

A friend had a house in Plantation Trace when we were in college. I'd be happy paying 250ish for a house in that area. Very convenient location in regards to LSU, but taking a left out of that neighborhood at certain times of the day was absolute hell.
As an alternative, I'd possibly look at houses off Highland a little past Lee. Traffic seemed to break up a little more and there are comparable neighborhoods. Although I moved from BR 4 years ago and everything's changed, so I could be completely off base.
