That's pretty much how it works.

They charge so much for the plans+ engineering stamp.

Look to spend $10-$20K for plans. (depends on size of project)

Wait what? When i was thinking of subbing my house, i had several companies price their blueprints at 50 - 70 cents a sqft under roof.

I ended up having a builder build it ground up, so what am i missing?

$10-$20k for house plans, are you kidding? I get 3000sf semi custom plans drawn for $3,500-$4000all day long. You could spend that with al jones or cockfield Jackson, but I don't think that's what this guy is looking for
