This is true, but I think people tend to inflate the price of their house because they know that there's 6% coming off the top before they get their profit/equity out. As a prospective buyer, I expect houses FSBO to be a little cheaper since I know that they aren't paying the 6% commission.

If I have a $200,000 house that I want to get $175,000 out of, I'll list it at $200,000 with a realtor, but maybe only $193,000 by owner. It may not make sense, but that's the way that people think.

no... you are spot on. thats why it is crazy. And what feeds the problem is the buyer thinks, Oh, no big deal... the seller is paying the commission. Most buyers cannot wrap their head around the fact that they are actually the one paying it all because it is their money going to the sale/mortgage.

I can't fathom how people would think like that. When we sold ours we sold it for the same cost the other homes sold and those all sold with realtors. Like you guys said a house is worth what it's worth. I have heard people say that FSBO buyers tend to think they should get it 4-6% lower because it's "by owner" but that defeats the whole purpose IMHO.
