But still. airbnb isn't the issue. It's your neighbor. If it's a contentious situation where the cops have come and your landlord has said you can't sublet, why should airbnb put potential clients in that situaiton?

I looked at the bookings on there in the French Quarter and saw everything at 75% capacity or more for $150-$200 a night. I am tempted to but something for the purpose of renting...

Well I assume if it can make you some money, why not. You take anything and everything of value out. It's not like I would leave all my regular stuff out for someone to take or break. I supposed its based on the honesty policy and how much attention renters give to background checking tenants.

The ONLY way I see this being a good idea is if you had a rent-controlled apartment (cheap rent for area) in a highly desirable locale (French Quarter, NY City, etc) and you used it specifically to rent for money. With the authority to sublet.

Renting my own place? Not in a million years.

that is rental property, not their main property where they live...huge difference.

Exactly. And to the OP, if you do not own your apartment and if you don't have permission to sublet, you shouldn't be doing Airbnb.

Your whining will get you no sympathy.

I could see your neighbor being pissy if you live in a complex that isn't normally a revolving door of people like beach condos and whatnot. I'd be pissed if my neighbor started renting their place out every week. There's a reason I moved into a R-1 residential district as opposed to next door to a B&B.

As someone who rented a place from airnbnb for over a month. I never had a background check performed on me during the process.

a lot more apartment complexes will start putting in clauses that prohibits subletting, if they haven't already...

This type of situation is getting lots of press in SF and of course, the board of stuporvisors is going to start regulating it and taxing it.

The "shared economy" works in theory, until insurance companies, HOA's, and apartment leases catch on and prevent people from doing this.

Technically, all "short-term rentals" in the French Quarter are forbidden. (short term is anything less than 6 months). My HOA will not let me rent mine out through airbnb or vrbo.

yeah, most counties/municipalities have ordinances that prohibit less than monthly renting in residential zones, not to mention the lease/hoa issues mentioned.

also, if you rent for less than a month, you have to pay hospitality tax in most places.

add in the difficulty of eviction in a lot places and even squatters rights, and the whole thing is fraught with disaster.

i've learned some of this the hard way.

eta: SF said some of this but i hadn't read it. and good point re: insurers. they can deny coverage and/or drop you, resulting in issues with lender. a change of use could also be grounds for lender calling the loan, although that's a stretch.

I'd challenge anyone to get the same quality hotel for the same price as an AirBnB rental.

Greatest "invention" ever. I plan to use it extensively.

Look at your lease. You are probably not allowed to sub out your apartment.

used it once in new orleans. great experience. dirt cheap.

i rent out two properties on VRBO. May start using airbnb on one of them but i stay pretty booked as is, so not sure i want to bother with it. vrbo is starting to annoy me though.

you can def get great deals on either. we rented a bad arse place off vrbo by grand targhee on a ranch with huge teton view. 2br/2ba with huge den and kitchen for $110/night in peak ski season (spring break).
