Exactly.
Despite what people in this thread are saying, it's still not such a sellers market that you don't have to be somewhat flexible. The last time that happened was during the sub-prime bubble and we aren't near there yet IMO.

Agreed.
If the house sits empty for another month it will probably cost him more than the window repair.

It's not exactly a sellers market unless your house is in a perfect location. If it's a $5000 issue I'd say no but for $500 I'd fix and be done. For a bathroom window I'd maybe just offer an allowance if it's too much. Where is the house?
