My neighbor is attempting to sell his home which is not under a termite contract

Can he do that? I imagine the purchaser's lender is going to require proof of contract.

why would the lender require that? does the lender require that it be under a lawn maintenance contract as well? or a contract for fire ants?

Why couldn't he? A termite contract is not required by the bank.

they will just require a termite inspection, not contract

No termite contract is required. They will require a certificate from a termite company. If no termites are found, all is good. If termites are found, treatment will be required.

As long as the Termite inspection passes by a licensed and bonded Pest Control company he doesn't need a contract.

I just sold a house that we had to have treated for termites. No inspection was ever done by the buyer but we had it under contract anticipating it would be necessary. I thought they'd request a "termite contract" for the closing but that didn't happen either.

The prices vary wildly for the service and the contract. I paid Baton Rouge Pest Control like $500 to do the work and $100 annually. It's worth it to me to have one less thing to mess with.

He doesn't need a termite contract to sell his home. Just needs to have a recent (within 30 days old) termite inspection prior to closing verifying that the home is free of termites.

i work for a bank so i say this with confidence.. only certian types of loans require termite inspections most loans do not require anything that relates to termites.
