Well, there is this perception that the large tract builders are not as good as custom builders for any number of reasons - quality is not as good, may only have a few floor plans, etc. I'll withhold what I think because it doesn't matter. This perception definitely affects value and ability to sell in a place like Zachary where we did not have tract builders at all until the last 7 or 8 years.

$750 is not bad at all for what you get. I live in another Zachary neighborhood and pay $300 for basically getting the grass cut. We have been watching Americana though. The Y is nice and I think the neighborhood will take off.
