I found one that's promising but need to split it with two other guys to be able to afford it.

Be careful, be very careful. I live in sw La., have a small farm (crawfish) and live amongst some great people. But I also know there are a lot of people out there just looking to make money. They'll lease you some land knowing there are no ducks coming there. Over the years the duck hunting in rice fields has changed dramatically due to over hunting. Ducks have learned, it's no rest for them. Some areas over here are great. don't get me wrong . I'm just saying to be careful. It's nearly impossible to lease a good spot around here because they are taken. Prices are sky high also. And if you have to deal with a tenant farmer, good luck.
