All true. I guess it just depends on how much you like the home and how many other people were looking at it. Like I said, finding your dream home the same day as an open house would be a different story. In most situations though, the seller does not land two offers in one day.

Speaking of homes...mines on the market currently...basically asking what I bought it for....get my first offer today after 12 showings the first 2.5 weeks...
They offer 15K below list (which was low end of my average BMA) plus 5K toward closing..warranty
My counter is 10K below list and zero toward closing plus warranty....meeting them halfway....
Reasonable?
