According to ballparkdigest.com, the Astros have been in negotiations to purchase the AAA New Orleans Zephyrs and could move the team to Montgomery County, which contains the Houston-Sugar Land-Baytown metro area and is centered around Conroe.

no word about the NOLA affiliate
i've heard Woodlands being the AA affiliate for the Texas League and bumping Corpus Christi up to AAA Pacific Coast League

Correct. They moved their AAA affiliation to Round Rock.

If the astros buy the z's, okc would open up and most likely be the new home for the marlins. There would be no AAA in new orleans

That would suck! New Orleans is a major city, seems like it should have a AAA team.
Anyone know the situation as far as leases, etc.?

AA Southern LEague makes most sense for NOLa with teams in Mobile, Pensacola, Birmingham, Montgomery, etc.

This is in preparation for University of New Orleans moving up to the big time Southland Conference. Their baseball team will replace the Zephyr's as the hottest baseball ticket in town.

Issue now is trying to find enough land in the woodlands for stadium & facilities. Also with woodlands not being an actual city yet.

Needham road and 45 makes the most sense right now
Zephyr is on about 45 acres, and that is a whole lot of land. with paring towers, you can build a facility like in Memphis on about 20 acres

There are a lot of nearby cities in the AA Southern League, so that part would be cool. But I just think a city like New Orleans should have a AAA team (obviously not quite large enough for a major league team).
