If anything, I've specifically detailed how I've probably unwittingly screwed myself out of a large sum of money and the house I grew up in

dude, if this thread wasn't bull shite the OP would just write the sister a check for $200K for her half of the property in question and wash his hand of it.
He'd have his property , free and clear of her, and she'd have the money to make restitution.

Why don't you just buy her out of the property? Seems the simplest solution.

He doesn't legally own the property and can't borrow against it.

So where's your unemployed brother in law in all of this? If he's not working & she's at a property mgmt company, their income isn't that much. To not notice an extra $2000/week coming in seems far fetched. I'm guessing they schemed together on this one.

Crazy shite. If she didn't have little kids I would tell you to just let her do her time but the kids make it hard. Keep in mind that if you do choose to give her the property her you are helping her kids much more than you are helping her. Has she spoken with you at length about the entire situation? If she hasn't she needs to if she wants any help at all.

Talk to her some more and spend time with her family. I know you will make the right decision no matter what you choose to do. You are in a lose/lose situation, you just need to decide if your sister and her kids are more important than you having the property and the $ associated with it. Make sure that YOUR family, wife and kids if you have them, are taken care of first. If they are and the property is just extra $ then it should make the decision easier.
