Homestead Exemption

I bought my first house last year. Just got my property tax bill for this year. The taxes are paid out of my mortgage, so I've never really paid a lot of attention. I got the tax bill and it was way higher than I was expecting. I just found out I was supposed to file for homestead exemption. I assumed that this was part of the crap load of papers I signed. Now I find out I was supposed to go file papers or something. I've been in the house since August of 2009. Can I still file and will the exemption apply to this year's tax?

usually the closing agent will tell you take care of this.....maybe you didn't hear that part while signing on that paper work.....get to court house quickly

I forgot to declare homestead exemption when I moved into my house. I went to the assessors office and declared it after I received my bill. They just gave me a receipt that showed a portion was paid because of homestead exemption. They did not print out a new tax bill. Make sure you explain this to your mortgage company though. I attached my receipt to the tax bill showing a portion was paid when I sent it off, but the mortgage company paid the full amount. It took me six months to get the money back in my escrow account.

Damn...I guess this is my reminder.

Bought in August and they mentioned I needed to go do that but said the papers wouldn't be at the courthouse for 6 weeks and I've been out of the country since then.

Will do ASAP next week when I get in.

Get ready for a fricking mess with your mortgage company. They will more than likely pay the full bill. You will get a refund of course but when your escrow comes up for adjustments next year they will want to include the full amount of the tax because that is what they paid in 2010 ( they won't take the refund into account until you call and tel them). This happened to me with Chase and it took me 2 years to get it corrected.

I bought my house in June, and have my reminder to file homestead exemption between January 1, 2011, and April 1, 2011, up on my fridge. This is another good reminder. Thanks!

I bought in August and was told I needed to file before the end of the year. I did it recently. Received my tax notice (in the name of the previous homeowner).

Now what do I do?

So if I bought this year, and notify this year, does that mean that this year's taxes won't be screwed up? and next years will be fine?

I'm new at this...I thought the damn 20F weather while I'm 8,000 miles away was enough to worry about (pipes) and now I got this tax crap too.

Then after Katrina, it happened again. My escrow has been screwed up for 5 out of the 6 years I have owned my house.

That happens a lot. You'll have to call/go down to the assessor's office.

What about on new construction? I was always told NOT to file for homestead exemption on new construction b/c the assessor's office will then know the land has been improved and re-assess the land accordingly. If you don't file, they will often just send you the tax bill for the land only not knowing that it has been improved.

I have the same question. I just purchased a new construction house in Houston this year. The house was finished in April of 2010 and I closed in August. I paid my property taxes yesterday for just the appraised land value because the house was not completed and appraised by Jan. 1 of 2010. Do I now have to file for homestead exemption starting on the 1st to have my house appraised right for 2011 property taxes?

Yes, you need to now file your homestead exemption after the 1st.

For anyone else, when buying a new construction house, never buy at the end of the year, buy at beginning of year so you'll have whole year of cheap taxes.
