Future of Fairhill/Springlake Area in Baton Rouge

Frequent reader but rare poster here...

What is everyone's opinion on property value in the Bluebonnet Highlands area (Fairhill and Springlake subdivisions - off of Bluebonnet between Nicholson and Burbank)?

I've heard there is supposed to be a new Walmart being built in the empty field on the corner of Bluebonnet and Burbank. Does anyone know if it's supposed to be a Super Walmart or a neighborhood Walmart (grocery store only)? I don't think a neighborhood Walmart would affect property value much, but a Super Walmart might bring a crowd with it that would make the area less desirable.

The other big thing coming in that area is Pinnacle casino. My first thought was that the casino would reduce property value, but I've heard some talk that they would clean up some of the nearby questionable areas - maybe increasing property value.

Any Baton Rouge realtors or property owners have some thoughts?

It's going to be a Super Walmart. I live in Pville and when the new Walmart came everyone was worried about property values. I don't believe property values have been that effected. If anything the Walmart has made it slightly more desireable. Now people don't have to go all the way to Gonzales or the Seigen Walmart. I have been told that if you can see the parking lot lights from your house, it may reduce your property value.

I don't and wouldn't want a Wal-Mart by me. Sure, it would be convenient, but I don't mind driving 8 miles to get to the one I shop at.

I would say look at the O'Neal Lane Wal-Mart as an example, but O'Neal Place has gone to the shitter and right behind the BP Gas Station on O'Neal Lane is a bad drug area. South Harrels Ferry Road residents are up shite creek thanks to St. Jean in the Hood Apartments.

I read that the Wal-Mart may be on the chopping block and may not happen because of them cutting back because of the economy.

It depends on zoning. Commercial property values around casinos traditionally increase significantly. So do residential values if they permit high density development as the casino workers usually prefer to live proximate to their place of employment if housing is available.
