Normal rules no longer apply; those in power can do anything they want to, especially if their ultimate strategy and goal is to destroy the current system (USD) and "fundamentally change" it to the DEI version. They also embrace depopulation...therein a 'two-fer'; systematic collapse and massive depopulation.

A loan taken out on a home/property is an equity loan

A HELOC which your dumbarse is talking about can be taken out on a Primary, second home or Investment property

Since thats a commercial property it would be an equity loan second if he didnt payoff the first

There is no HELOC equivalent for commercial property.

You could do a cash-out refinance or recapitalization or loan against General Partner or Limited Partner equity or a preferred equity or mezzanine loan but it would not be structered like a HELOC at all.

Its a mixed use property, in that it also serves as his private residence. Theoretically, he could get a home equity loan against it and enjoy the tax benefits, but I guess it would depend on local zoning laws and bank policy.

Whatever ends up happening, you can be sure of one thing... a democrat DA will try to throw him in prison for it.
