DSLD Home Purchase Question

Was anyone able to get them to pay the $6k or $8k closing cost without using their “preferred lender”. It’s a starter home. We now what they’re getting, it’s the best option for their price point.

I’m not, it’s for someone else. It’s a starter home. We now what they’re getting best option for their price point.

My first house was a dsld. They put close to that amount to closing for me.

Eta: I believe that's only for new construction though

Still in my starter dsld bc of this market but it's a nice house for the money. It's appreciated about 130k according to a recent sell in the neighborhood.

I don't remember playing closing but I went through rural development

Who lives in a DSLD home more than a handful of years anyways or a starter home in general? Who cares if they’re built shitty.

Hell, the younger generation can sit still long enough to watch a movie these days.

Is the outside lender giving you a better rate?

I sold a DSLD last year and my buyers used an outside lender and still received the closing costs. That is all negotiable.

Yes everything is better. You seem to be a Realtor, did you get them pay more than 2% commission. I’m gifting the buyers the commission so I’d like to get them all I can.

Our first home was a dsld and we loved it. Much more energy efficient than you would think. The only issue I had with a “dsld home” was a lot of the other home buyers in the neighborhood didn’t do a great job of keeping up their yards. DSLD is a great get out of the apartment renting home but that also means you are living around people who still treat their home as an apartment.

No. DSLD is 2% and they don’t negotiate that. Now DR Horton has given up to 6% commission to buyers agents, just have to catch them at the right time.

Very kind of you to do that.

They only appreciate as much as the next house that they are selling up the street or in the next neighborhood over. Why would I buy an old house when I can get a newer for the same price.

If you appreciated 50% you really don’t ever see that because your next house will cost that much more.

Values seems to be taking a nosedive. Don’t think we see pre Covid pricing but there are some value deals available with rates that really aren’t that bad.

Where? Not in the Greater Baton Rouge area. In certain areas we still have multiple offer situations and folks paying over appraised value.
