I would rather rent it for a few years then give this guy 3% for not doing anything for me. Thoughts?

Why should you pay or negotiate with an agent. Blow it off and wait for the next person that is interested.

It is a good idea to figure 3% into your asking price before listing.

Question....

What would be so wrong in agreeing to pay 3%, with the buyer paying 1.5% more for the house?

He's actually one of the few that does know what he's talking about in this thread.

This was tbobby's comment that I replied to:
A buyer's agent does not cost the buyer anything. The seller pays all fees (usually 6% commission split equally between the buyer's agent and the seller's agent)

Stout was referring to a buyer's agent when the seller is FSBO. A true buyer's agent represents the buyer even though the seller doesn't have an agent. The seller does not agree to pay any commissions, the buyer pays his own agent's commissions. (not very common but does happen). perhaps a misunderstanding all the way around...

OP I had the same situation. The buyer found the house, not the agent.

In the end, I agreed to pay the agent a lump sum - $5000. She "nagged" the mortgage company, the appraiser, the home inspector, etc. and they in turn did their jobs quickly.
