Lease/ Sonic Drive-in question....

There is a rather newer Sonic Drive-in in town that is now abandoned because it "lost its lease".
How does that happen? What else could the land-owner possibly use a Sonic Drive in building for? You own land....Sonic builds a Sonic....good location....and then u decide you dont want a Sonic on your land after a couple years? Obviously, I am missing something.
