Can someone give me a couple pointers about new home re-fi

Built a house and closed in nov.
I've never studied up on this, seems like I've been getting home refi mail for years now.
4.25 is my rate currently.
Getting stuff weekly about refinance at 3.25 preapproved up to 420k...
I'm under that # so I'm curious if that is something we should look into.
Not interested in ever selling house.

The loan typically has to season for 6 months minimum before you can even consider refinancing.

1) you have to wait longer
2) I doubt you could get 3.25 on a 30 year, assuming thats what you have now.
