Desirable Lsu areas for investment property?

Curious if there is any input to a suggested area around Lsu to try and obtain an investment property. Reason asking is I understand the Alvin Dark area is dangerous or at least some might say that. Kid is 4 so if I got one now renters can pay it off by kiddos school time

Boyd was before they f&*ked up the intersection with Burbank. I would say Boyd, West Parker, or the area around West Campus Apartments (Aster Street, Alaska Street, ect) if you want to play the long game. Those neighborhoods are slowly being gentrified and by the time your 4-year old is 18, they might be safe and extremely valuable. Worst case scenario, some LSU alumni investors will try to buy you out to build the next mega development alongside the Nicholson corridor.

The reality is whatever is "good" now will change in 14 years. I really think the aster street area will be amazing by then.
Buy buying in southdowns is always solid. Or crescent condo and renting it out.
