Need info on Pasture leases

Trying to get some information on lease rates for large (300 - 400 acre) pasture tracts.

If any of you lease fenced pasture, throw your lease rates at me. Looking for all types (new perimeter fencing, old perimeter fencing, with catch pens, without catch pens, winter grasses, no winter grasses, etc). You get the idea.

Depends on location. I pay $10 acre for 100 ac. In mississippi

Perimeter fence, no catch pen.

I have some leased for 30/ acre it is fenced cross fenced with catch pen. A water well and established grass about half in tifton 9 Bahia and the rest red river crabgrass. As for winter grasses have to seed every year in rye grass at the lessee expense. Or they can plant oats or rye whatever they want to do. It is only 280 acres though that I lease.

sorry, no experience with anything that large...400 acres is a pretty good sized piece of land...

Location is key here. Most pasture goes for 25 an acre around here. We've leased grazing in Kansas on 4k for 1.50 an acre for 20 years.

I discussed the tract in question with a farmer that leased the tract several years ago. He said that due to the size and catch pens and lakes, he would pay $30 to $35 on a 3 to 5 year lease. If the owner would remove the old perimeter fencing and replace with new fencing, it'd bring $45 per acre. He also said he'd run 1,000 yearlings on it (actually closer to 500 acres of grassland with 300 acres of ground with trees).

We leased a 40 ac. tract for $10/acre plus property taxes ($120) for 15 years.

Water, no cross fence, and the lessee set up panels in a corner to make their own catch pen.

Eta: This is Louisiana property with good grass where you can almost run 1 head per acre.

Thanks for the info.

Would the rates stay about the same for 5 to 10 acres, would be raising ducks (Pekin).
