Advice on realtors

I'm puttin my house up for sale. Are all realtors the same now as in just post it on the Internet and wait? Or do some realtors do the extra work to sell it?

Sellers market in many areas right now. I would not be paying him more than a point. He is going to list it on MLS. Most will create a flier, hold open houses, etc., nothing anyone can't do on their own.

Yes. They ALL do just this. That is why some sell millions of dollars worth of real estate every year and others struggle and are out of the business within 2 years max.

6 houses sold in my neighborhood in the last 8 months. None of them were listed with a realtor.

Obviously, the needed a real estate professional. Just think how much quicker, and for how much more money those houses could have sold if they just used a commissioned agent.

I'm had mine listed on fsbo for a while. Drew some interest but only received one offer. I then changed my description to Realtors welcome at 3.5 and raised my price to reflect the difference. Had alot of interest and sold it within two days. Most people looking for houses use a realtor especially first timers, so i kinda went in the middle. Also some Realtors look at the for sale buy owner sites but dont take clients to the houses unless there is commission. I would not list it and see what kind of interest you draw and then go the way I did.

Put mine on Zillow and had a near full price offer within 2 weeks. Likely kot typical, sure a realtor can help in situations. Might be worth a month or two FSBO if you have that option.

When I say millions I am talking about $20+ which is way more than just a few houses. A good friend of mine was the top producing agent in Lake Charles last year and sold well over $20 Million.

I promise she does more than just throw shite on the MLS. She has sold several of my spec houses and flips over the years for me. By far one of the hardest working Realtors out there.

I would do 2.5% max if they are just acting as the selling agent. You are technically the listing agent when you FSBO it and the 5-6% realtors usually charge is split between the selling agent and listing agent.

If you do 2% or less you can bet that Realtors will steer clients away from your house. It's illegal but it happens.

6% is split 4 ways normally
1.5 to listing agent
1.5 to listing agent's broker
1.5 to selling agent
1.5 to selling agent's broker
