Negotiating Rental Home Prices

I am looking to rent a home with my fiance and was hoping for some tips on negotiating rental home prices and things to ask/look for in a rental home that are clutch. Any tips would be appreciated


Also, background on the location

-College Town
-Non Student rental/"zone"

If landlord reduces rent you won't call him for pest control, plumbing, minor problems, etc. Also you will pay on the first, every month, every time.

These are the things I made my tenants do when they wanted rent reductions.

What was the normal rent reduction? I mean by how much would you reduce rent?

I signed a two year lease and asked for 100 bucks off once, landlord gave me 50 bucks off.

Looking into renting a home also...Anyone have any good sites for rental homes just to expand the search a little?

This is a good way to end up with a house full of fleas/roaches and rotten wood from a slow dripping pipe.
