My neighbor is attempting to sell his home which is not under a termite contract

Can he do that? I imagine the purchaser's lender is going to require proof of contract.

why would the lender require that? does the lender require that it be under a lawn maintenance contract as well? or a contract for fire ants?

Why couldn't he? A termite contract is not required by the bank.

Sure , if the buyer gets an inspection. Or pays cash.

they will just require a termite inspection, not contract

It definitely does not need to be under contract.

Here in Ark. I think you just have to have proof that your house is termite free at the time of sale.

I've never had a contract, it's a ripoff

No termite contract is required. They will require a certificate from a termite company. If no termites are found, all is good. If termites are found, treatment will be required.

Because we're talking about thousands of dollars of potential damage

You worry about too much that doesn't affect you.

As long as the Termite inspection passes by a licensed and bonded Pest Control company he doesn't need a contract.

I can't prevent a hurricane with $40 worth of chemical from Home Depot like I can with termites

I wouldn't call it worry. More like intrigued.

But it's how they apply it that makes it work.

...why?
the lender will probably want an inspection, so why would he need to be under a contract?

Ok. You can cancel yours and save that $200 a year too.
And still sell your house.
And still sell your house.

Even though what you can buy at Home Depot and what a licensed pest control company can buy are two different things, people would be sick if they knew how cheap the chemicals used for a $2000 termite treatment actually cost. Maybe like $400 or so with traps and it's not like it's super labor intensive to put some traps in the ground and spray around the house.
