Ask a lender.
FWIW, the exact rate will of course depend on points as well.
But ask a lender, you'll find lots of opinions here but the only one that counts is a real offer backed by money.

If its investment property within 50 miles of primary residence it will be about quarter point higher on an investment loan. One of my investors closed on property last Thursday, got 4% with 20% down 0/0
