Wife and I are about to be empty nesting. Been considering a move to a lake and noticed that there are a good many houses available up there.

Susceptible to flooding or something?

It floods and it’s essentially the delta. And take it from someone who lived in the MS delta for a few years, it’s not for everybody.

I’ve only been up there one time to buy a dog. It was beautiful. Iirc it floods like other oxbows such as lake Mary, old river , etc.
Tara willow point is just past it and offers some great hunting. At least it used to.

That’s what I was really trying to get a feel for. Know a couple of people on Lake Mary. They are just camps. Wouldn’t want something that could flood to be a full time home.

Real estate for sale there has been pretty prevalent since the major backwater flooding back in, hell I can’t remember, 2016, maybe. Virtually all the structures there were flooded and residents couldn’t get in or out for a month or more.

It is on the protected side of the MS River levee, so that’s why it is more established than many oxbows like Lake Mary. 30 mins from Vburg. An hour or a little more to Jackson, Madison. I love it there but a real estate investment needs some thorough planning.

Eagle Lake is a paradise. Recently, (in the last 5-6 years) flooding has caused some to sell. If you are above the flood plain you should be fine, otherwise not so. If the EPA ever approves the pumps all should be well. Now may be a good time to buy. It really depends on where you buy. I do not believe Lo Sto Road flooded. Good luck.

Fun place, great fishing. Great hunting if you’re in a club or can draw a public hunt.
It floods due to the Yazoo River backing up into that country. Your camp might not flood, but everything around you will. It takes a lot of water to close the road that goes out to the north, but that’s a long ride to civilization.
Buy a Finish the Pumps bumper sticker and make the move.

there are other options an hour from Natchez that doesn't flood: St. John, Concordia, Bruin. If you're already looking at Eagle, go across to Lake Providence. But then again, living in those delta areas requires some getting used to when considering goods and services.

Get high and dry....but it is fabulous hunting and fishing!

Camps are reasonable as well. Have a good buddy that lives there.

Make sure it goes on a diamond plate steel bumper with a montezuma triangle box on the side of the bed and orange water cooler on the other side. At least 2 whip CB antennas. Then you’re in the delta culture

Possible, but the houses there don’t flood often. The main inconvenience with flooding is when the MS river at vicksburg reaches 46.5ft they shut down the highway to the lake forcing you to take a gravel levee 6+ miles to get to the lake. This doesn’t happen yearly, but it is fairly often. My parents currently live on the lake and I’ve had family living on the lake since the mid 80s. Very quiet and peaceful area. Will take you about 30 minutes to get to Vicksburg, but there is a small store at the lake that carries essentials, gas, and burgers/short orders.
