How to deal with shipping container left on my property

So my tenant left a shipping container full of discarded items on my property.

It’s infuriating. And I want it gone since it’s right where we have to build a new fence. If he doesn’t pick it up soon, I’m going to start trying to dispose of it.

Any ideas how to get rid of it and everything inside of it without costing a fortune?

Container in good shape? People would be tripping all over themselves trying to be first in line to give you money for and remove it from your property. I'd just be cautious with legal ramifications of selling off tenant's property.

Are you in contact with the tenant?

Sounds like he hasn't officially moved out.

Send him a registered letter outlining a time frame for removing it himself or you will take it upon yourself to dispose of it in any manner you deem fit.

That should light a fire under his arse, and if you lose the friendship, you're probably not losing much since he seems to like taking advantage of your kindness.

When did his lease run out? What does the lease say about personal property on the premises?

I had to go to court and get a writ of sequestration, which is legal permission to seize their property.

Find out the specifics, where you live, for how long you have to wait after he disappeared.

Run an ad in the cheapest local paper for an auction. Auction it all off.

Due it through a sheriff's auction.

He hasn’t left a forwarding address. So I have no clue where to send a letter or leftover mail. Lease duration is closed and all other belongings appear to have been hauled off.

But…I do have an email address that he periodically answers.

Do you know what all is in it? Could you be on the hook if you dispose of it via one of the methods above and it turns out there's something illegal in it?

Just sell it and let the buyer remove it. When tenant shows up and asks, just say "what container "

Did you have a written lease or was it a handshake deal?

If written, double check the language. If you used a random form, it may have a clause the covers how long they have to remove their shite and the container may already be yours.

We have this exact same problem. I opened the box a while back and it was full of those big brown roaches.
