Help Purchasing a Purple Martin House

My mom is moving and wants a purple martin house at her new place and I'm buying her one for mothers day. I've researched some houses and they are anywhere from 40-1000 dollars. Different color and shaped houses etc.
She's not some fanatic purple martin person just wants the house and the birds to show up to it when they come.
My budget is around $200 for the pole and house.
Also, saw where some sites saying you have to be able to lower and raise the house to remove unwanted birds/clean out etc. How important is it to need to be able to do that?

$30 will get you a 32ft piece of drill stem for a pole

Go to PMCA.com... look in their store. You could also get a gourd rack that raises and lowers.
Yes to do it right, sparrows and starlings must be eliminated by shooting or trapping. And lowering the rack for nest checks, while not a must, does help with a successful colony.
The adult birds have already migrated to Louisiana but the juvaniles are about to start, so there's still time to get a house up and attract some birds.

We had some houses and gourds for years and always had a hard time getting birds to come. Talked with a guy who always had lots and he said the secret was making the holes smaller then what comes stock. Apparently where we are located there are lost of Screech owls and the birds will not choose a home unless the entrance is very small so the owls cannot get to the nest.

Been reading up on little tips like that. Another tip I keep seeing is go bigger than the 6"X6" compartments. Make them a 6"X12" to allow more room for the two parents and the young ones to fit comfortably.

this is what Ive got. My Martins seem to like it. I had an existing colony though. Site selection will play a role in attracting Martins. Its not as easy as just putting up the house. Be diligent on the sparrows/starlings. Nest tear-outs of the invasive species and shooting (them) or trapping them is important. I wouldn't go full sniper mode on them if the Martins actually start nesting though.
PMCA has some goop pointers on all of this as well. Good luck and I hope you get some birds. They are really a joy to have around in the spring.

The pole I use attaches to an anchored base with 2 bolts at about 16 inches off the ground. Having it hinged makes it easy to lower for annual cleaning.
