Town of Sorrento lack of development...

I have always wondered why the town of Sorrento has not experienced a boom population and development wise

It is directly off a major interstate.
It is located in the fast growing parish in the state.
It sits roughly in the middle between New Orleans and Baton Rouge.
It is extremely close to the petro chemical corridor.
The school system is top notch (for Louisiana standards).

All of these qualities would lend me to believe that the town would be on nothing but an upward tick.

Why the lack of development?

Its mainly swamp and people, with money to develop, don't want to live next to run down trailers..

Tstopped for gas there one in the mid 80s and it felt like I was in some apocalyptic movie. About 10 people stepped outside and watched us until we drove off

I stopped in the town of Turkey,Texas (Hometown of Bob Wills)once. It's a small town,but I would imagine,it has a couple of thousand people. I stopped though,got out and walked around. The old tour bus for Bob Wills and the Texas Playboys,was parked right beside the main street, I walked around it and checked it out. I was probably in that town for about 20 minutes or so,and I didn't see a single soul, that was weird shite.


well according to wikipedia, it is actually less than 500 people,still,seems like I would have seen someone.

Here's an ever better one: Hammond, LA.

2 major interstates (55,12)
35-40 minutes to BR, 45 or so to NOLA
University
Nice enough downtown

Sure, it's grown a little since Katrina, but not at the pace which I thought it would.

Still too much undeveloped land in Prairieville and Dutchtown. Give it a couple of decades.

LP and Ascension have been the two fastest for a few years now but Calcasieu and Beauregard are on the rise. LC saw an 8-10% increase for each of the past 2 years in a row due to the developments going on here.
