There are no specifics about that in the lease. I signed a lease with one guy and he sold it to a new owner, who hired a management company, who he then fired.

I only met the actual landlord a month ago. He is a young stoner.

Was the floor issue with the new owner or the original landlord? If its with the new owner, tell him you intend to move out at the end of April due to all the issues you've had with the floors and that the smell of smoke coming from the neighboring unit has caused irritation to your eyes, breathing, etc. See if that gets you out

If you don't have a lease then just put in a written 30 day notice via certified mail. If you can give a longer notice that's even better. Breaking a lease when buying a home is extremely common.

ETA what is it that you're concerned about specifically?

My main concern is that I have a lot of expenses coming up with buying a new home and furnishing it.

I don't want to have to pay this guy an extra month if I don't have to. I also paid a full month rent deposit and was considering telling him to keep it to cover the costs of us moving out.

I plan on putting my 30 days notice around April 5 to give me a little extra time to move in case something happens at closing or if its delayed.

The first step is to read what you've signed and what you agreed to. It sounds like you've done that and there is no early termination fee. If so, put in your notice via certified mail for a time stamp and tell him you'll work to help make a smooth transition. A lot of leases state that you need to give 60 days notice prior to moving out so I'd double check for that. Otherwise, you shouldn't have anything to worry about and I certainly wouldn't offer up your deposit if you don't have to.
