I'm have a fire/water restoration company and use xactimate everyday. I do about 30-40 jobs a month. Right now, we're refinishing 3 sets of floors.

If you had water damage and they are cupping or crowning, expect $2-2.50/sqft., wholesale is $1.75 when I hire a subcontractor. If you are just trying to "refresh them", you can screen them and recoat for about $1.50, I get it done for $1.00.

-The expensive part is getting all of the furniture out and staying in a hotel.

-No walking on floors for 2-4 days, depending on humidity.

-Don't put rugs down for 60 days. The backing can leave a pattern in the poly.

I just paid $22K for complete tear out and install, plus refinish for 1700 sq ft.
