How does the law read if a landlord sells a property and you are in the middle of the lease the new owners must honor the lease? This is in Texas

Also, can a lease that you signed agreeing to possibly move out in 30 days, if new owners wish, be enforceable.

I think the new owners have to honor the terms of the lease by law in most states.

Read the lease. Should be a clause for early termination or sale of property.

17 Right to sell the property
Landlord keeps the right to list property for sale at any time during this lease. Tenant must allow property to be shown after 24 hour notice has been given to tenants by Landlord or its agents. If property is sold Tenant will receive a letter informing him/ her of the sale. New property owner will have an option to continue leasing the property and current lease will stay in effect or he/she may choose to terminate this lease agreement by sending current tenant 30 day notice by us mail. Tenant will be given first option to buy if landlord decides to sell the property.

It could still be contracted around. Depends on what you signed.

It's all right there for you in plain english.

If the new owner serves you 30 days notice you have to GTFO.

Leased property is owned as a "leased fee" estate, which mean it is encumbered by some agreement (lease) which much be honored.

if you signed a lease saying upon property transfer new owners can ask you to vacate in 30 days then you must vacate.

Yes stout, my question about that plain english statement would be is that legal/administrable/ enforceable.

It is. The law sets baseline or minimums or gap fills when there's something missing. It's clearly there and you agreed to it.

If you signed then yes it is enforceable.

You can sign a contract for anything and get a court to enforce it as long is it isn't a contract agreeing to an illegal action.

I haven't signed it yet. He has modified several other areas which we asked.
