Real estate in Franklin, TN

We’ve been looking at moving to Franklin with two young kids. We are visiting here this weekend and have been driving around to different areas. The little we’ve seen today shows that real estate prices are insane. We went to Westhaven and it seemed to be minimum of $250/sq ft. Surrounding neighborhoods were slightly less but unappealing and small.

What are some other Williamson County areas where you can get a new-ish house for the 400-500k range? We are decent earners, but it doesn’t feel like we could afford anything even remotely desirable around here, compared to Louisiana.

Is Franklin really that much more expensive than Louisiana, or are we just looking in the wrong areas? Or is this place nothing but neurosurgeons and country music stars?

Yes. Have you missed the economic and housing boom of the greater Nashville area over the last decade? Buying in Franklin is like buying in downtown Nashville.

News must travel slow in Louisiana.

Franklin and Brentwood have some of the best schools in the entire nation and have a bunch of transplants who have floated up property values.

It’s one of the best places in the country to raise a family and is outside of one of hottest markets in the country and the secret has been out for 5-10 years so you are gonna pay for anything desirable from a housing standpoint.

Check out Nolensville, Thompson's Station and Spring Hill.

ETA: Nolensville and Spring Hill are split between Williamson and surrounding counties. Just make sure any home you're interested in is in Williamson County. Obviously, those homes will, more than likely, be more expensive. That said, a good friend of mine just purchased a home in Nolensville - Williamson County a few months ago just shy of $500 thousand. He's in the same boat. Works in downtown Nashville and has two small kids.

Lives in Fieldstone Farms and hated it. Bought in Fairview. Look there but the secret is out about it and values are skyrocketing

You shouldn't be buying OP. If you just moved there, rent for 6 months or a year at least to learn the area and where you want to live. The last thing you want to do is buy somewhere and hate the location and sell in 18 months.

But yes Nashville is hot as heck.

You really just need to be patient and think outside the box though. My MIL lives in the West End are and I am helping her find a house. There's some reasonable houses that come available if you are patient.

Also, check out Sumner County (Hendersonville). It may work for your needs. It's absolutely more rednecky and "newer money," but the public schools, for the most part, are pretty good. The travel ball is unparalleled...just giving you a tip as to the type that lives there.

ETA: Mt. Juliet and Wilson County may be an attractive option as well.

spring hill is on the cusp of becoming the next franklin. lots of work going into the old "downtown" area

As others have said, your not missing anything about Franklin real estate. That’s going rate for all of Franklin.

Spring Hill is in Williamson County but traffic is brutal.

Mount Juliet is nice with good schools.

Hendersonville is nice but if you work south of downtown then the commute can get old.

Avoid anything in Davidson county due to schools.

Or Columbia TN...Mike Wolf is doing a lot in the downtown area ... Avoid Davidson county / metro like the plague...

Prices are only going to go up. We just sold our home in the middle of a shutdown and pandemic and got more than we had anticipated. Our realtor told us with interest rates at an all-time low, we should tack on / upcharge more. I was skeptical as we needed to sell so we could close on the home we bought, but it worked. We received multiple offers and were under contract in under 2 weeks.

ETA: Rent in Middle Tennessee isn't cheap, especially for a family of 4. Renting for 6 months to a year is wasting anywhere from $12,000 - $24,000. Something to think about.

Good advice, thanks! And yes, I think we’ll rent for at least 6 months just to get our bearings down before buying. Gonna check out Thompson’s Station and some of the others while we’re here. We knew this place had blown up, but it’s still been shocking to find out how little house we could get around here. Also going to check out parts of Franklin tomorrow that are East of 65.

I have noticed several ball fields around here, so we’ll reevaluate once Braylyn and Braxtyn get their signing bonuses in a few years.

Williamson County is reserved specifically for OT ballers.


Rutherford County is much more reasonably priced and there’s a lot of very nice homes in the area. Public schools in Murfreesboro are solid imo as long as you avoid Oakland. Your money will go significantly further there
