It’s the limitations of the building. There just aren’t a lot of windows. Hard to feel like a nice hotel room when you have one small window. And no one wants a multi million condo in a high rise that doesn’t have sweeping windows.

The new ceasars hotel will do much better. Floor to ceiling windows will give views of the river and down canal street.

Just an unfortunate building with major limitations given the price point they want to charge.

Great location though so they will make it work somehow.

There are few big businesses.
Few foreigners moving to N.O.

Athletes and old money generally aren't looking for downtown condos.

WTF was the target demographic?

Also, $13k a month in HOAs, and i cannot even imagine what those property taxes would be. I paid $500 a month in property taxes for my 1,100 sq ft 2bd 2ba condo when I lived there. This place has to be outrageous.

I have not been to Vietnam but from what i hear it is way way nicer than NOLA , generally speaking .


Doesnt have the NOLA history, however i understand there was some type of conflict in Vietnam circa 50 years ago………… So it has its own history .

It will be figured out. They’ve sunk too much into it to let it fail, and too much has gone well to accept it as a total flop. Hotel occupancy is average and will get better as the Super Bowl approaches. Meantime, they’d be wise to lower their prices to be more competitive with their competition. The residences were going to be a stretch even when interest rates were low. They’ve sold two thirds of them, which is awesome for something that was ambitious from the jump. But it sounds like it’s the larger ones…the 3 bedroom units…that haven’t sold. Again, if they can secure the cash to get thru the next 18 months, some additional units may finally move after the Super Bowl.

As for Boysie’s penthouse. Well, I don’t think he’s going to be able to move it anytime soon at 19 mil unless Todd Graves or Gayle Benson is in the market.

It’s a beautiful building and the bar is nice.i don’t need to spend $400+ on a room to go to New Orleans. There are plenty of other options.

Charity Hospital project going bust too ...
Signs of a great economy and a city going into further decay and dispair.
But we got another Super Bowl next year which is going save us.

I’ve stayed several times & really enjoy it, but this is my only complaint. The windows are about 3ft wide & they’ll charge extra depending on direction your room faces. The whole wall is covered by the curtains, so you’re expecting some magnificent view when you open them, only to find that tiny porthole of a window.

The hotel will be fine. It opened into the post-COVID market. The tourism / convention business is recovering, and we have a lot of major events on the books the next few years.

The residences were targeting wealthy foreigners, but the economy is hurting them, as well as interest rates.
