Mandeville Peeps - Flooding Question

Looking at a few neighborhoods off of the West Approach, do you think this area is safe from storm surge from the lake? Jw if we should look a little further north(CCC Riverwood area). TIA

CCC and Riverwood are closer to the river than the west approach is to the lake. If one of those area floods, they all will. You're safe at all of the above

Riverwood/CCC would flood almost every time it rained. They just redid the drainage so it should be better now. That whole area backs up to a tributary to the Tchefuncta and with all the building in Madisonville that area is getting worse, especially with a south wind on the lake.

Not sure I have heard of the West Approach ever flooding. Certainly not from the lake.

I lived south of Mandeville High and certainly never flooded. The back of the Sanctuary will flood.

Fontainebleau is best bang for your buck and location. Risk of flooding is about zero.

Like others have said river oaks and river wood are at a much higher risk of flooding. You also have to take a long service road to access them. River oaks houses in the back have had foundation issues due to flooding.

Face it.. whatever you decide to do will flood the day after you move in. That's just how it works.

With all the development taking place, a safe area this year may not be safe next year.

I grew up in a neighborhood on W. Approach, lived there through several hurricanes. Never even saw flood waters much less had any get in the house.

A lot of that area is high and/or drains very well from what I recall from the charts

You should be fine north of Monroe for the most part as long as you are away from those canals

Very few parts of CCC flood, but the nortg side of RW floods easily.

It’s funny how the news cameras love to go the street right next to the Lake when a hurricane/storm comes and act like Mandeville is flooding. That street floods when somebody pisses too much.

This. Unless you are in the back of the Sanctuary (OT Rich) then I don't believe there has been any surge flooding on West approach
