If true, the guy leasing the property is the one that needs the attorney. How do you build a house on leased property? What happens when the lease is up? Even if it is for 99 years, eventually that is going to be a problem for someone.
I would want an attorney even more in that case. I would want those questions answered and make sure my arse is covered from any kind of liability suit and there is an enforcement mechanism if i don't get paid.

We lease camp sites, it's year to year and if they build something that can't be moved and get kicked off its ours.

Why wouldn't you sell the property to him? Why the 99 year lease? Are you trying to maximize profits on your friend? Have you thought about a bond for deed?
