I'm really worried about BR post flood

Just talking to some people post flood, and seeing the games FEMA is playing right now, I'm really worried about recovery long term. I mean, there are people with $300k houses with $150k damage. People are looking at having to effectively take a 2nd mortgage on their homes. And then, you're pretty much stuck where you're at for 30 years otherwise you'd be paying the bill on a property you don't even own.

What's to stop a ton of people from saying to hell with it and walking away? And I wonder how it looks when you've got these huge areas where people are effectively anchored? If the BR economy takes even a small hit, you're looking at a population that can't be flexible. So you really have to look for jobs in your geographical area because you can't afford to move.

Sorry to ramble. This is just so different than Katrina. There was money flying into NOLA from almost day one. They couldn't send enough federal dollars. Hell it was almost a decade before the last federal grant construction project went out to bid. That's a lot of commerce committed to recovery.

And I keep hearing so many people say "Oh you live in south Louisiana you should automatically have flood insurance." Do people really not understand the magnatiude of this event? This could've happened in Nebraska just as easily as here.

Just really feeing bad for a whole lot of family and friends I've been helping to clean out houses the past two weeks. Hard to stay positive for people looking at some really tough decisions in their future.

I'm worried about it as well....but Baton Rouge is very lucky that the major sources of employment have not been impacted.

There will be some idiots in this thread who will say "nothing will change" and "life will go on as normal", and have said that in the past.

These idiots don't know what they're talking about. BR will change, it has already changed. Even with loans, Baton Rouge doesn't have the capital, investors, or wealth to grow back quickly.

I think people with a little money in the bank might just walk away. This leaves neighborhoods with the poors and we all know where that leads. The tax base will go down and there goes other services. The ones that pay the higher taxes will get sick of it (us) and just leave too. Our property values are going to go up and there will be people with insurance money ready to buy.
I think it could get real ugly.

People with money have more incentive to stay. LA is NOT a "non-recourse" state, meaning if you walk away from a mortgage you will get your arse sued by the mortgage co after the foreclosure.

People in the other thread are starting to get scheduled inspections and FEMA assistance now. I think they are just overwhelmed.

FEMA just approved $2 billion in December to fix all of the streets in New Orleans that were "damage by Katrina"

There are only so many people to do the work.

My friend got $33k deposited by FEMA yesterday and told he will have a trailer for his yard ASAP.

That's great. We aren't talking about you specifically though. Most homes are mortgaged.

Pretty sure he got a grant. This guy is a family friend that is 68 yrs old and retired.

My coworker was told by FEMA that they prioritize those with flood insurance. She, had flood insurance, took off last Wednesday to go meet with them and get her money.

Wasn't the average FEMA grant after Katrina around $8,000?

I'm not doubting you at all. I know FEMA is frustrating to deal with and they are probably overwhelmed right now. Are they turning down people or just slow in responding?
