15 years ago, I bought a house with a VA loan. The seller did not like the valuation set by the VA appraiser and asked for a do-over. The VA said they could not do another appraisal for 6 months. It was the VA regulations at that time. The seller had to sell in a hurry so he had to sell to me at the lower price.

Yea the only way you would win in that situation is if you weren't a motivated seller. If the appraisal comes in that you don't like, the chances of you selling your house at what you want is very slim. It doesn't matter if you wanted another appraisal or not. The buyer is going to counter your offer at the appraised value.

So get a competitor to do the same appraisal. If what you say is true, he has broken the law. It is illegal for an appraiser to discuss a valuation with either party. Their license would be pulled if they've been so egregiously negligent... I call bullshite because if a valuation is too far off, anybody with a brain would send their own appraiser.

Home appraisal is opinion made to look scientific. It's similar to the process of a football ref spotting the football and measuring with the chains for first down. Sure, it looks very precise, but it's just a show they out in to legitimize their estimation.

You can't do much to up the value, but you can show you are at least average to good by clearing trash and making sure it doesn't smell like cat piss.
