Hillcrest subdivision in Abita, LA

Had a friend recently inherit a lot in Hillcrest subdivision, originally purchased over 40 years ago. Looks like the area never fully developed. Anyone have any info as to why or if the land is worth much anymore? TIA

Google satellite shows that it is basically a trailer park

Probably had no restrictions on what you could do with lots so thats what you get

Your friend is sitting on maybe a $20000 lot if he is lucky

Does the assessors office have a map of the parish that shows who is the owner of each piece of land? I would start there then go ride out there and talk to some of the people.

Are you talking about the golf course neighborhood or the streets to the west? Streets to the west are Hillcrest, but golf course used to also be named Hillcrest but was renamed to Abita Springs Country Club but some people still call it Hillcrest, which is why I ask. It’s in the process of being renamed also since the course was closed. Driving range was reopened and new owner is working with homeowners to rename it.

It’s an interesting area. The golf course was developed and I believe still operates as Abita Springs CC. The development was very ambitious at the time and did achieve a lot but seemed to slow and stop in the 80s. I see a lot of consistent RE movement in the area so it should be relatively viable value wise.

I know the area very well. New houses have popped up over the years, but for the most part it generations old trailer park with gravel roads. Lots of eyesores and potentially crazy people, in the middle of the country.

Golf course is closed. Just not a ton of appeal to build something new out there.

When I worked at the fire station in Abita, we went to a lot of drug-related calls in Hillccrest.

It looks like it was sort of a thing back in its day.


One interesting tidbit:
One of the main roads spanning the south (back) side of the area is Quimet Drive.
Except there is no Quimet Drive.
The road was named for Francis Ouimet,

My theory is that because of the font type used back then, at some point, the "O" was transposed to "Q" and it went from there. I could find no reasonable connection between Quimet and, well, anything, while the connection to Ouimet is clear.

Anyway, if there are any old school locals here who have anymore history on the Hillcrest development, I've love to hear more details on it.

Bonus: Does anyone know if the street addresses have always been the same or did they change in the past? Specifically Ouimet/Quimet Drive. I recall there were a lot of address changes back in the late 80s/early 90s around the parish. Was doing some property research in the area and got stumped at one point and wondered if an address change may be the issue.

Yeah it’s supposed to be Ouimet but the street signs, Google maps, Waze, post office etc all have it as Quimet. So that’s what it is now. Supposedly someone recently purchased 210 acres of the country club land and is planning to use 80 acres for a few family homes and then develop the rest.

closer to an abandoned trailer park than a subdivision. flooding is over concerns that way. used to sell lot parcels for like 15-20k up in there.

Isn’t there supposed to be a highway to the east connecting to the interstate opening up? If so that could open the area to more development, (but hopefully not too much).

that project essentially doesn't do much immediately. 434 is already there and an interstate connection point heading east from abita.

Yes, to some degree. Down Snead Dr going towards the clubhouse, tihere is a group of several small apartment buildings styled as “Hillcrest Lake Villas” with a separate pool area. The sign says timeshare but don’t know if that’s still done.
Behind them there is a long pier and shelter into a lake that appears mostly dried up.

The size of the overall area, compared with the small number of homes built, looks quite odd. Very ambitious development.

Rumors of them reopening the front 9. But there has been so much chatter for the past 4-5 years about who knows. The driving range is pretty nice. It’s self serve. Go whenever, swipe your card and get a bucket of balls. Old clubhouse is now Oak Meadows Lodge Event Center. They did a complete renovation job on it. They’ve only been open a short while but have had a few weddings.
