Gross Rent Multuplier ?

A lot of you guys seem to be familiar and experienced in the real estate industry. In your experience, what multiplier should be used to determine rent for a piece of undeveloped, wooded property? I understand that many factors would affect this number, but I was curious if the 1% rule for rent houses is applicable for undeveloped, wooded property.

Too bad it's not historic family gravel parking lot property. If it were, we'd be able to help.

The grm must be market derrived
Property sold for 100 k

Similar sized property was leased for $200 a month

So grm is 500

Missing one, derrive it from others

Why would someone want to rent an undeveloped wooded property?

Park their single wide or 5th wheel?
