Good realtors for Toledo Bend area(Hemphill )?

My grandparents' Estste has 3 lots up in Mid-Lake Village in Hemphill TX walking distance to Marina & Toledo. Bought them back in the 70s would only park their Motor home on it when I went. At one time, my grandpa had a few Mobile homes on it leasing them out but got rid of them years ago. So they are electric & Septic ready. I want to talk wth a realtor up there to get a pulse of the market. Should I just sale the land? Or should I make improvements and add a cash flow/tax write off source? It seems like they added restrictions to that subdivision. I haven't been up there since I was like 10. Or if you all have advice, I would sincerly appreciate it.
