First Time Building a House

So the wife and I are looking into building a house but don't know the first thing about doing it. How does it work? We are looking at floor plans right now to find one we like but past that I really don't know the process.

make sure your contract is tight and has timelines set very specifically. Also when you pick out the materials note them down in the contract and describe them exactly. In fact listing the product # along with the detail will help.
Some contractors will try and go cheap on you and try to substitute a similar but cheaper version of what you bought.
Also make sure you are getting a comprehensive 1yr warranty on everything in the house. Also, see if the AC and appliances can be bought with extended warranties and those can be transferred. Or better yet you just buy the appliances if they are not already included in the price.

Ya have a piece of property yet? Are you wanting to do like a developer neighborhood where you choose from the lots that are available and they build one of their homes?
Finding a random lot and having a builder build a custom home is harder than the other option.
Ya need to get finances in order and prob 20% down for the lot and price of building (this is based off my experience and prob not the norm).
Make the builder have deadlines when things need to be done and if they're not met, money will be deducted from their total.

This is true, but some frickers lie through their teeth, do half arse cuts, and give you the run around. That's why people are annoying.

Yep. If only for 5 minutes, take metric shite tons of pictures of literally everything even if you think it is nothing. If you take pictures of them with the holes dug before they put concrete in for the foundation and take pictures of them pouring the concrete and after. This is all in case of failure. You could go as far as to set up a camera on site to record the comings and goings as long as it is decently well hidden.
Contractors in general are getting shittier and shittier at cutting corners and not listening to the owners, there are good ones still out there to be found but they usually have a line waiting for them.

This is a learned response to contractors doing shitty work. Went through a remodel of one of our stores. Contractor was talking like you and didn't care for me. I found 26 screws screwed in half way, among other problems, in areas he said was completed. Not every contractor is untrustworthy but you need to prove it to me first.

Cal me lazy, but I'm on my 3rd home and always bought "used" houses I guess you would say. I've watched co-workers deal with the headaches of building a house, and always thought how dumb they were.

However long they say it will take to build, double that amount of time. If there is even a hint of rain, don't expect them to show up.

Also, once you find plans you like bring them to an actual draftsman or architect to make sure they are even build-able. A lot plans found online aren't drawn for practical purposes.

How many contractors do you deal with on a regular basis? Not doing what the owner wants is a real quick way not to get paid. And yeah some do cut corners. And they get stuck with a reputation for it too.
