HNTB, a national engineering firm, plans to move its Baton Rouge offices from Perkins Rowe into the II Rivermark Centre office building.

HNTB will take up about 9,200 square feet on the 12th floor of the office building at 450 Laurel St., which had been known as the Chase North Tower.

Oh wait...this might have something to do with it:

HNTB has served as a consultant to the Louisiana Department of Transportation & Development, the City-Parish of Baton Rouge, the City of New Orleans, Ascension Parish, Capital Area Transit System and the New Orleans Regional Transit Authority.

If it was the other way you would immediately blame politics… be honest

You start off with a "could be" then end with definite in "nothing to do with politics".... So you don't know why do you?

Is downtown more congested than Bluebonnet or Perkins?

Theories aside....there is a shortage of office space suitable for this kind of business in Baton Rouge and New Orleans since they started converting older office buildings into apartments in both cities.

You have a lot of availability for smaller offices - 3000 square feet for lease here, 2500 square feet there....but 10,000 square feet on the same floor is harder to come by.

They are both in a weird place. Not enough demand for a bunch of speculative office towers, but not enough space to prevent larger firms from just going with the owner-occupied route in a suburban office location.

A business elects to move into the Central Business District. How odd. This is clearly due to some grand conspiracy.

They seem to be correct in that belief.
When the old CTs are proven true, they are no longer CTs and are replaced with new CTs.

cost, size constraints. a lot of things.

But they are moving into the Chase Towers... those places are shite. Windows leak bad when it rains. Feels like you are in a dungeon.

Perkins Rowe rent is high. I’ve worked in a Perkins Rowe office a long time back. Management was always complaining about the rents.
