Does one lose their deposit if they break a residential rental lease in Louisiana

You mean the down payment? Didnt know car leases have a refundable deposit.

Not necessarily.

If you buy out of the lease you don't.

Sorry, this is for a residential lease ... Not sure it specifically states in the lease ... I will have to confirm tomorrow

Ours doesn't state that you can buy out. It is a separate form. Best thing to do is ask.

Tenant has 8 months left on lease, loses job and can't pay rent and moves out .. Does tenant lose the one month security deposit that was paid when lease was signed

Yes. That is a skip. For us, at least, deposit is forfeited. Can't go towards owed rent either.

Don't have access to it tonight ... This particular lease is different than the other leases I have and I'm 99% positive it states nothing relating to losing security deposits when the lease is broken ... I am just wondering if anyone knows what Louisiana law states

Yes, but I've found that you lose your deposit no matter what happens. Landlords will always find reasons to keep it.

Not that long ago my wife and I asked for some repairs to be made. Our landlord agreed. We saved all texts. After about 4 months and nothing but talk talk about talk. We told him we wanted our deposit back and gave him a 30 day notice. He paid up. We left. Still had 6 months on lease.

did you have a legit reason to break the lease

or did you just find better digs somewhere else and split?
