I have a couple of mine open on Hilton Head if you want to drive a bit farther. I normally don't rent out but I'll just let you use it for a few days. No bid deal. Just be easy on the wine cellar and careful with the Hatteras.

Unless things have changed drastically since last week, this isn't true. Don't think it was Brett/Robinson, but the folks we were using were willing to come $600 off for a four night stay at Phoenix West.

We did that last year in Orange Beach but stayed for 7 nights. We went through Brett Robinson. They had about 12 properties available to choose from two days before we left. They were all bottom tier listings. We selected what we thought was the best of the bunch. It was well below the standard we are used to...but that is what you get when booking last minute in the panhandle peak season. Still had fun but the place was just old and not kept up. And yes, you can get a discount on any of those bottom tier properties. We did. But I wouldn't do it again.
We are leaving Friday for Marco Island and it is not their peak season. We have 3 high quality homes with privates pools and very nice furnishings that we are looking at and will decide today. Many others just a level below in quality. High end properties run about $1400-1700 right now and the next level down about $1100-1300. Just have to be willing to drive the extra 4 hours south and tolerate the hotter weather.

I hear ya, but I wouldn't call Phoenix West bottom tier.
